Active water coming through the ceiling
This is the clearest sign of all — if water is visibly entering your home right now, that's an emergency, not a maintenance item.
Visible daylight through the roof
If you can see daylight from inside the loft, water can get in exactly the same way. This needs addressing before the next rainfall, not after.
A sagging roofline
A roof that's visibly dipping or sagging can indicate structural problems that are actively getting worse, not just a cosmetic issue.
Multiple missing or badly slipped tiles
One slipped tile is a routine repair. Several in the same area, especially after a storm, means the roof covering is compromised over a wider section.
Chimney stack movement or leaning

A single old stain might be historic. New stains, or ones that are visibly growing, mean an active leak that's getting worse.
Guttering pulling away from the roofline
Gutters coming away from their fixings can indicate rot in the fascia board behind them, which affects the whole roofline's integrity.
